Our villa is detached on the small complex, the villa shares a large swimming pool with 3 blocks of apartments (totaling 9 apartments).

The villa is privately owned and as we use it on a regular basis we have furnished our property to the highest possible standards with all the mod cons you would expect to find at home and more.

Our villa backs directly onto the pool and has English and foreign satellite television in the lounge channels includes sports, news, BBC Drama and C Bee Bees for the little ones, we also have a DVD player and CD Player in the kitchen area.The lounge and dining area and all bedrooms have air-conditioning and all can be adjusted to heat the property as well. We have a microwave, dish washer, washing machine, oven, kettle, toaster, as well as much more which should add to your comfort.

Our villa is a triplex (3 floors) with 4 bedrooms and 2 bathrooms. 3 bedrooms are situated on the second floor and share a bathroom. The other bedroom is on the top floor and has an en suite. The villa has a further toilet on the ground floor where the open plan lounge dining room and kitchen are situated.

Air conditioning
Please note all our Air-conditioning units are climate control and can be used to heat the rooms in colder months Please do not to leave the units on when you are not in the villa. They work instantly so please use them freely when you are inside.

Floors
All the floors in the villa are ceramic  so please note if the floors are wet they can be very dangerous to walk on in bare feet, to avoid any unwanted accidents especially on the stairs please take care and always keep on a pair of suitable footwear. We cannot be held responsible for any accidents due to guest’s negligence.

Appliances
You will find all the mod cons you are used to at home (maybe more) and all operating instructions can be found in the 3rd draw down in the kitchen, we have also compiled a booklet containing lots of information. We have many remote control handsets and we would ask you to make sure they are all placed back in their original positions when vacating the property. Please feel free to use all our equipment and take your time to work through all the satellite TV Channels; you will need two weeks just for that!

Electricity
In Turkey the electric is 220 volts and sockets are of 2 pin type. In the villa you will find several adapters but you may still wish to take you own
If your power should go, don’t worry There are 3 Fuse boxes in the villa. One downstairs at the bottom of the stairs One by the toilet in the open plan lounge And one upstairs on the left hand side at the top of the stair Please look to see if all the switches are in the upright position, if not please push the switch up and you will have power again. This is not unusual when an appliance switches off as you sometimes have an overload of power

Water
Please not that Turkey is renowned for cutting of the water at short notice
with this in mind we have had a large water tank installed at the side of the house which should last for many days and can be filled up directly from a tanker by our management company so you need never be without water.  
The tap water in Turkey is not suitable for drinking but is fine for bathing and cooking with. Bottled mineral water can be bought in any local supermarket or store and is extremely cheap. You can also buy from the local guys that come around daily selling water from trucks this is explained in our information pack in the villa.

Hot Water
There is plenty of hot water to supply the whole villa from the solar panels on the roof and also a connection to the main power supply which ensures plenty of hot water.

Swimming pool
We have a beautiful shared swimming pool right in back of our villa this is yours to use freely. Kingsmead villas will provide sun loungers with cushions, umbrella and table for your leisure; we just ask that you please put back into the villa each night

Smoking
As we and many of our guests are non smokers we do ask you only smoke on the terraces and balconies please.

Further details outdoors:

• Within 5 to 10 minutes walk from the Villa, you will find two marinas these are definitely worth exploring. The new 38 million dollar marina is now one of Turkey's major yachting facility , here you will find designer shops, bars and restaurants. In the old marina you will find traditional sailing ship offering to take you on day tips around the Turkish islands or to the Greek island of Kos along with a large selection of traditional Turkish restaurants.
• The beaches or long golden and sandy, the use of beach lounges are normally free but you are expected to purchase your food and drink from the bar/restaurant by the beach. Do not forget it is very cheap to eat and drink in Turkey.
• The cheapest way to travel around is on the little buses (Dolmus) you will get to see all over the Bodrum peninsular.
  
• Most buses will pick you up and drop you off anywhere on route you choose
  
• The only way to truly discover a new place is by hiring a car for a few days which are ready available from the town.

Please note a non refundable deposit of £100 is payable at time of booking and the balance of the rental will be due 6 weeks before travel date.

The cost of our villa includes clean linen but the maid service has to be paid on arrival locally.
The balance of your holiday is payable six weeks prior to departure. In addition to this a payment of ?150.00 is required in the event of non-accidential damage.
This payment is returned to you immediately on your arrival home provided all is in resonable order
Welcome packs are available upon request.
Short and long term stays are available prices will be pro-rated accordingly.
Change over days are flexible.
